Hi Barbara I understand how prices in Waterbury can be attractive on some of the deals but you have to know the area because there are parts where the market is depressed and you will have a hard time getting a good tenant. I recently closed on a deal in Naugatuck the Town next to Waterbury and its been great so far its already rented. I will seek in this area instead of Waterbury.

Hi i recently purchase a property in Naugatuck and it cashflow about 400 there are really great deals but they do not last long since there are a lot of investors searching for the same houses. But I will recommend you to search in Naugatuck and Waterbury

Hi i recently purchase in Naugatuck there are good deals but you have to make low ball offers, but great cash flow! I will recommend you to try Naugatuck and Waterbury because Danbury became expensive since all the New Yorkers came over during the pandemic increasing prices. I also own a property in Danbury but I was lucky to purchase with a lot of equity.

Hello Everyone

I would like to get your opinion on how to best handle an investment.

I am purchasing a Condo as an investment but there is an existing tenant who has been living in the condo for 5 years on a month to month basis not a contract. Another down side is that He is paying $700 and current rents goes from $800 to $850 a month.

What would you do in this case? And how to screen a tenant in this situation?

Danbury Ct is becoming a hot city for buying and renting apartments since last year people from NY including myself moved to Danbury currently there are a lot of deals that can be potential investments. Definitely a city to keep in mind
