Hello,

I have 2 pieces of real estate I would like to offer for sale to experienced investors.

One is a SFR (2 story house with 4 bd, 1 ba in B- location) that was rented for $1,000 per month until renter moved out this year (vacant now) and another one is a vacant lot in Winter Haven, FL (central Florida)

Vacant lot is a hot mess and has open and active code violations, liens, delinquent taxes and etc. 

If you experienced and know how to work with the city and county and reduce fees and charges it might be a good opportunity for you.

You can get a decent used MH pretty cheap.  Example, 90s single wide 2/2 needing minimum work for 5-7k. Moving & set up will cost you around 5k.

I'd recommend calling the county/city and asking questions (play dumb).  They will tell you what you need to do.  If the property has septic they may want an inspection done on the septic.

If you're looking for a used MH you'll have better luck after tax time because retail buyers have tax return money right now looking for a place.

Thaks for your advice. At this point I am reviewing an option with modular since property has residential zoning. However, pricing your refer to is very appealing. I will keep it in mind and would check an option to rezone the land with the county as well.

I don't have any HOA on the property so i should be fine with modular.

I just built a modular home in Los Angeles. A true modular home is not to be confused with a mobile or manufactured home. They are built to the same construction standards and codes as a site built home, shipped out in pieces and assembled on site on your raised foundation that you've built while the home was being built in a factory. At least here, they are treated the exact same as a site built home so if your lot is zoned for residential, you'd be fine. At least here in Los angles county.

The cost is typically cheaper with modular homes, since they are built in a factory they have less waist and are built with more efficiency. Also weather is not a factor so no delays.

Our home is 1782 sqf and we spent about $150,000 for the house itself including delivery and setup, and all appliances. Then we spent another $100k on site improvements, foundation and all permits and utilities.

But now we have a home with instant equity, that looks like a house not a trailer, and is registered as a SFR with the county, same as a site built home.

Thanks for clarification between modular and manufactured houses. Some time ago I did not know the difference myself and thought it was the same thing. 

The lot I got is zoned residential and that's why I am considering modular home because in many states they are treated as stick houses that are built onsite. If I do manufactured house then I would need to rezone land which is another story and don't know how hard it is to do and how county is willing to do it.

Your example in CA makes a lot of sense since prices are very high here. What I was trying to do is to see if I can get a small modular house that woyld work for a rental. If I could get everything for under 60-70K it would be perfect but dont know if it's realistic. 

If yoy can share what company you used - i would appreciate that.

My advice would be to find out the answers to these questions before investing. For these specifics I'd first do an Internet search. 

The county usually controls zoning. It may take a few hours to find the information you need and determine how it applies to your project. Be sure to find out specifically information about modular homes.

Specific modular home builders have information about the cost and design of their homes, on their websites. They're also familiar with different contractors who can give you estimates on delivery of the building, site preparation, installing the building, hooking up utilities, etc. Be sure to find out from the county any charges or fees for hooking up utilities, including if you have sewer service or septic.

Before investing any more money, be sure to know ALL your costs (don't underestimate here) and a conservative estimate on any revenue (don't overestimate here) you can get from the completed project.

I got the land with the house through a tax deed auction. Unfortunately, the house is in a worse shape that originally anticipated. So I am considering tearing it down and building a new one.

Hi BP!

I am considering building a new home on the lot in Winter Haven FL (Central Florida) as a rental. 

Would anybody know the least expensive cost per sq. ft. for a wood frame house under 1000 sq.ft.? 

Trying to see if it is cost effective to build a new home on the lot vs. modular home.  

If someone knows trustworthy, reputable and affordable home builders - would appreciate if you can send contact information.

Hi BP!
I recently got a lot in Winter Haven, FL (central Florida) with a house in a bad shape (rehab will not be cost effective) and I am thinking about putting a new modular home on the lot. 

- Does anybody know if you can put a modular home if previous one was stick built? 

- Will it require rezoning land? 

- What is approximate cost for affordable modular home under 1000 sq.ft.?

- How is it compared to stick built? (cost etc.)

- Any other advice would be appreciated.
