I work for a title company that caters to mostly investors. We are in Orlando but will be opening an office here in the first of the year in the Tampa area. I will be hosting a bunch of networking events to bring like minded people together to create synergy. I can call it the bigger pockets meet up.

Awesome to see everyone wanting to meet and work off each other.

@Andre Salerno Joseph is correct when he said CFRI. My investor friendly title company has been a member for the past decade. Its a wonderful place to meet like minded investors to work off of. Also a very good place to find good wholesale properties like what @Account Closed provides to all of his clients at CFRI. Being an investor friendly title company I get to hear all the good from the bad from all of my clients. If you ever need a good referral for something like hard money, contractors, appraisers etc. please let me know.

I am with an investor friendly title company and most of my clients will wholesale properties by assignment of contracts or double close for a quick return to build capital. Then they will work on buy and holds and other transactions that may need cash up front. Most wholesale properties you can use your end buyers funds to fund the A-B as long as your end buyer is using cash or hard money.

Hey Daniel,

I work for an investor friendly title company here in FL. Usually you will get a fully executed copy package of all of the closing documents signed by both you and the seller once all documents are executed by all parties and all funds are in the escrow account of the closing company. Its their job to inform you of what you need to be doing next. I would call them up ask to speak with the title agent handling the file and find out what needs to be done next. More than likely they will give you the final figure you need to bring to the table. Just be cautious and read your documents and commitment. I do courtesy closings for my clients when they have to close at another title company. What that means is I will order a title search to make sure that the title company is doing their job at clearing title. There were a few times we found hold harmless documents to be signed by the buyer saying that they agree to take on certain items effecting title such as a lien. Just be careful,

Hey Zac,

I work in the title closing business primarily for investors. I have never seen a hard money lender loan money with out something coming out of pocket. I am in FL so it may be a different ball game in TX.

@Mark Bosworth Most of the investors I close for are being stuck with paying the normal seller costs depending on the lender. Definitely shop around for good prices when it comes to title companies. Someone that doesn't charge all of those junk fees and doesn't stick you with the full settlement charge. I have been seeing a lot of my clients doing a double closing if there isn't any restrictions and having their end buyer reimburse them for their front side closing costs. I am with a title company that has roughly 90% business from investors. I have several that started in Miami but came up to Central Florida because of the market up here being pretty hot. Now a majority of them are back in south Florida so we are getting a lot more higher end closings than we did before from south Florida. LOTS of out of country buyers.
