Hi James. 

Based off your original LTV, your invested amount with debt should be $550,600.

The first DST, 230,000 with LTV of 46.6% will come out to an invested amount of $337,180.

The second DST, $170,000 with LTV of 23.5% will come out to an invested amount of $209,950.

Total invested in the DSTs are $547,130.

That falls a bit short of how much you need to replace in debt. 

If you don’t mind me asking, who was your broker for the DSTs and which DSTs did you invest in?

 Hi Jason. As far as I know, Dave doesn't offer DSTs. He's a qualified intermediary. I'll personal message you with some information on DSTs.

Hey Jeffrey.

Have you considered DSTs? They're investment products aimed for investors in a 1031. They are passive investments in an institutional quality asset. Operated by a sponsor who takes care of all issues. It's sort of turnkey ;).

PM me if this sounds like something you'd be willing to consider. Even as a backup in case nothing is found.

1031 exchange does NOT allow flipping. The property you sell must be an investment property. Meaning you have held it for investment purposes, typically 1-3 years. Flips don't qualify for a 1031.
