New windows ( complete replacement are costly $250 was min quote )- replacing glasses was cheaper than that. 

My recent experiance cost in memphis. May not be very good but you can use it as ball park

1.Interior painting -  labor only -   $1 to $1.5  / interior sqft

2. Laying tile - labor only - $2 / sqft

3. Refinish hard wood floor - labor+ material - $2 / sqft

@Austin good , the rule of thumb we use is min $800 rentable property with 3 Bed and 1 or 2 Bath . If the rent is lesser than that, it most like to be a tough area for some reason. 

Looking for good painter in Memphis area. I would be thankful for your reference. 

@Shawn Munoz, Dont get discouraged Shawn, there are banks who will lend with out a minimum criteria. I have recenlty done a loan like this here in memphis. Connect with me I will message you the lender I used.

I am looking to pre approve myself  for conventional loan (80/20) for my first investment property while I am analyzing my deals. The lowest interest I got for investment property so far is 5.124 / 30 Yr fixed. Looking for suggestion or advise on banks or credit unions who can do better than that in Memphis area.
