Estimates for work done in Memphis?
I am working on my first deal, which in my budget will likely need some considerable rehab. While I can do much of the work myself, I worry that I won't have the time to do it. And, for things like plumbing/electrical/HVAC, I simply do not have the skill to do it myself.
I was hoping you could help me with some ball park figures for the following services. If you have a recommended GC/laborer/etc for the job, their info would also be invaluable.
- Drywall - How much per sq ft? Paint ready
- Painting - How much per sq ft? Assuming I provide paint
- Refinish hardwood floor - How much per sq ft? Assuming I provide stains and poly
- Lay floating and/or sheet vinyl on level floor - How much per sq ft? Assuming I provide the flooring
- Laying tile - How much per sq ft? Assuming I provide tile
- Leveling subfloor to be ready for floating/sheet vinyl - How much per sq ft?
- New HVAC (furnace+outside compressor) - no vents, say a 3 ton system
- New HVAC (furnace+outside compressor) - existing vents, 3 ton system
- New HVAC (split system, per room) - without having a 220 service outside already
- New windows - All i know about replacing windows is window world charges $189
- Installing new cabinetry in the kitchen - Assuming I provide cabinets (sub question: Ikea?)

@David Cohen - We flip houses all over Memphis and while I might be able to give you ball park figures, I'm not sure if that would be truly helpful since they do range and often depend on more than just the work itself. A lot will depend on if you have a GC that coordinates it or you do it yourself. I'd suggest just start getting quotes and judge from there. Finding good contractors has been the biggest challenge for us.
You might find that flooring companies do not install previously purchased product. We did not when we owned a flooring company. Just a heads up.

Check out the Memphis Investors' Group (MIG) calendar for the other lunch meetups during the month. I've found this networking to be the key.
