Hi Everyone,

Many years ago I had the goal of purchasing multiple investment properties and finally met it back in 2021

I am now super excited about and want to work and invest in the development of new apartment complexes or neighborhoods.

Any thoughts on who to follow on X or YouTube and which development companies to reach out to that are in Austin/Houston? Any recommendations on mentors on how to pursue this endeavor?

@Joshua Nance yes we have a couple here and actually moved into one of them. The areas nearby like independence, blue springs, lee summit, liberty etc are very family friendly. Do your due diligence and research the areas before you buy.

@Laura Stayton a person does not hire a property manager to maximize profits. I make more profits when I let mine go. The only reason I end up hiring PMs is when I am unable to self-manage.

@Jessica Stern recommend self managing them at first especially since you're only 2 hours away. Once you've gained a better understanding of how it all works, you'll be more equipped to manage the PM and control costs.

@Ariana Soto the flooring consists of two different types and doesn't look right to me. Where was this done and what was the sq ft? $8,000 is a bit steep for it being mismatch and all..

@Jun Hyuk Baek we asked for an additional month of rent and let them go. They were divorcing and we didn't want to give them any more headache than they were already going through.

A property can mean a condo unit, sfh, th unit. So you can buy a multifamily with multiple units like a duplex or 4plex. My understanding is you can have a max up to 10 loans under your name. So if you want to get to 10 properties, buy two 4-plexes and a duplex. And with these, your DTI is typically much lower.

@Marcos Carbi we had this happen to us last year on our 4plex after we closed on the property. I ended up getting a ccd with a promotional rate of 0% apr for 16 months, got 3 quotes chose the one with the best value and paid that puppy off before the promotion expired.
