Great post. As a wholesaler some of the best deals I get are in these types of neighborhoods.

 Obviously while you are walking the property and talking to seller I build the rapport. Also I am building rapport on the phone before I get to the property. The way I see it  is if I take my time to go see a motivated seller I try to make sure I get a contract singed.

Do not over think it!! All that matters is building rapport and solving their problem. All I take is my contract and get try to get them to sign it.

I like to go into the busiest streets of Houston and I put it out at each intersection. I put it on the telephone poles and H wires. Let me know if you need a place to get signs.

@Account Closed Dont be afraid of putting out bandit signs. All my deals are from bandit sings here in Houston. Do 100 signs every week and you will have your phone blowing up. Just make sure you have an evoice or google voice number setup. Good luck bro.

Don't think too much into it Mike like @roland said go back to the seller and let him know that the numbers are too high. Find a way to close the deal. Good luck!!

I got into wholesaling in the last 5 months and have done 4 deals in total. In 2015 I will do 48 deals in the Houston and Chicago market.

A seller will never ask for POF. Just make sure the numbers are right and let them know you will be closing in 30 days.
