I got a property that I am having a hard time to come up with an offer price. The area is a hot area where a lot of developers are selling townhomes and condos  in 400 - 700K. The property was built in 1945 and apraisal sites have it around around 280K. Another house on the next street sold for 325k.

Land value is 269K

House Size 1,911 Sq  Ft

Lot Size 9,374 Sq Ft  Lot

I am thinking of starting around 160K.
Since the this house was built in 1945 and how do I get the right comps?

Does this make sens or what are other factors should I consider into this deal?

I have been marketing to get some leads with bandit sign campaign. I have done about 25 signs a week for the past three weeks and I only got one call. I thought the response rate for bandit sign would be around 10%. So now I will adding direct mail campaign with my bandit signs to see if I can get more leads. I want to know what is working for you in your area? How are you getting most of your leads?

The book is good but spending money for the training would not be a good idea. You can learn most everything you need on this site by reading through the forums and listening to the podcast. If you still need someone to walk you through each step I would suggest you try to find a mentor in your area.
