@Austin Hughes Doing something similar in Minneapolis. What are your best sources for finding clients? Do you run into any challenges related to furnishing? Some of the folks we are talking to are converting from LTR to STR so the units are currently unfurnished. Trying to determine the best option (providing the furnishing or requiring owner to furnish).

@David S. Not sure what your place is like, but $70/night seems a little on the low side for a 2BR. My personal experience has not seen as much of a drop in demand in winter months as I was expecting. In my SFH, I was about 60-75% occupancy this past winter and summer is already at 80-100%. Also, don't underestimate the furnished medium term rentals. I have been really surprised at the number of people inquiring to rent for a month or longer. Rented both units of our duplex out for 3 months to traveling nurses on a short term contract which gave us 100% occupancy this past winter (although at a discounted price point) and I have two 1 month+ stays at my SFH later this summer/fall.

@David S. have you considered using your units for short-term rental beyond superbowl? I have one SFH and one duplex in Minneapolis, all three units being used for STR on Airbnb. Occupancy and income has been really solid, even in winter months. Furnishing and staging does take some work/investment. Depending on cost, not sure it is worth it for the one event. I have not made my listings available for Superbowl dates yet... waiting until the season starts to see what comps are priced at. Sent you a PM to connect.

@John Thedford Do you happen to have any resources or recommendations for good property managers in the area?  Would like to research pricing and services provided. To your knowledge are there any issues with city/county restrictions on short-term rentals in Cape Coral?

@Bryant Amundson I have two properties in SW Minneapolis, so 10-15 min from Uptown, Downtown, MOA, Airport and close to the lakes, trails, great restaurants, etc.

@Account Closed  Thanks for the input! Great points, some of these I've considered, although I had been thinking about a percentage vs. per turn pricing ... maybe there is opportunity to make it a combination of the two.

@Nancy Bachety Appreciate the input. Yes, would only be been managing local properties. I have 3 units that I rent on Airbnb and am looking to build on that and fill a gap in my local market.

I'm starting a vacation / short-term rental management / co-hosting business in the Minneapolis market. Asking all short-term rental hosts/owners, what would be most important to you in hiring a rental management partner?  Are there certain aspects of the management you would want to stay involved in vs. outsourcing? If you are using a rental management company now, what has been your experience?

Currently I am. Will likely start to bring in others to do the cleaning this summer though.
