Vacation Rental Market in SW Florida

Looking to assist my parents in investing in a vacation rental in SW Florida (Cape Coral, Punta Gorda) to be used for personal use in addition to vacation rental.  I own three short-term rental units in MN so familiar with the process of managing the properties. I'm assuming there is lower demand in May-October timeframe?  Anyone have insight for rental demand fluctuations throughout the year?  Or experience with average occupancy rates?  Thanks!
