Hubzu is a legit company and some deals can be found. You can choose your own title company whether it is cash or financed. In fact, unless you are DEEPLY into headaches and dealing with people at the call center who you absolutely CANNOT communicate with, my advice to you is that you MUST use your own title company. I've bought 6 or 7 houses in Florida from hubzu this year, the first two I used "Premium" title services--this was incredibly painful for me and closing delayed multiple times. The last several were a snap since I used my own title company ( who did still have a headache dealing with the hubzu folks but it did not affect me or delay closing). All with loans, btw. They did pay outstanding utility liens etc, and I had no problem getting clear title on any of the properties.

definitely Google Voice.

I know when its a tenant calling because of the way it rings, so I can choose to answer ... or not.  It immediately gets transcribed to text so I can see what the call is about.  If I do not want to be disturbed, I can chose to send tenant calls to voicemail while keeping my personal line open.  Last but not least, if I am unavailable I can transfer the line to my partner's cell, no muss, no fuss.

Run, don't walk, away.  Yes, $70 is not very much money.  In my eyes, that actually makes it worse, not better.  If they don't have a way of generating $70 for a week....they are up the creek already and their problems will just become your problems.  If they don't have family/friends/boss/etc to lend them $100, if they have no other way of coming up with that money....no bueno!  It's not like it's something that came up as an emergency, it's rent...  How dare they expect you to eat the bill for 8 days....before they even move in?  No way!

Next month it will be that they had to pay for a medical copay, their car had to be fixed, whatever.  Either they can't afford the rent or they are not prioritizing appropriately, either way YOU lose.  You are better off not taking this on.
