We picked up some tools and a toolbox, but were really waiting for the big sale on Allure vinyl plank to stock up on a few thousand. Even got some storage space lined up...but no sale so far!!  ðŸ˜–

Yes. This one was actually listed on MLS and we were able to walk thru etc.

yes, that is what they want, just the realtor fees. HUD will not cover ANY closing costs, so that is all that you need to account for when complying with their counter offer. Keep in mind, though, that that is the MINIMUM they will accept (at least for now), and they will accept the best offer over that, so if there is the possibility that others are also bidding, you may want to go a few hundred over in order to outbid any competitors.

Yes, I love that triplex for potential, esp if they do go ahead with developing that old high school complex as planned.  It is a bit of rehab but not too bad.  We are about a month into the rehab and should have it on the market pretty soon.  I'd be glad to chat with you about it offline, very happy to meet up with other local investors.

Not a wide experience but did buy one from them this summer.  Everything went very smoothly for an auction property (actually a preauction bid accepted).  No problem with communication, etc.

We invest in Lake county and there are many nice rental areas in Eustis (and a few not so great, like everywhere else!).  Prices are rising but still within reach.

I can also definitely vouch for Jeremy,  He manages a couple of properties for us and we've been very happy with him.  I appreciate the fact that he will walk through the property and give good advice and we have found him to be very honest.

how much should it cost, in his scenario, for option 1--customization sot that the business owner can know where/how to enter data. 

Am I wrong in saying this should be a fairly standard charge while option 2 will very much depend on the complexity of the entries and how long need to go back, etc.?

 Good news!  Less cash into the deal, great cash flow, sounds like a win for your first deal!

Just keep eye on it. Often the overbids (which, unfortunately, are becoming more and more common!) will fall out of contract and the house gets relisted. You may get another chance at it, just stick to your price if it comes up again.

And you do have a couple of days before have to give earnest money, so can do quick inspection of already have your ducks lined up. They will not pay or adjust price for any repairs. I am less worried about title since you should be using your own title company, and give your title company the EMD to hold, so if any issues with title that can't be remedied by the seller you should get funds back.
