Hello Syracuse BP community!

This is not a new member introduction (Although it definitely feels like I'm writing one), but more of a re-introduction. I just moved to the upstate NY area and now live in East Syracuse (Eastwood). Stil trying to get my bearings here in the city, I've been here for a month and I like it. Of course I keep hearing that "winter is coming", and that it might change my opinion some :).

I wanted to reach out to see if any of the local members knows a good investor friendly agent that I can contact.

I also plan on attending the September meeting of the OCREIC to meet other investors (hopefully BP members) face to face, and collect some much needed business cards.

That is awesome Brendan. I used my VA loan benefits to buy my first home as well a couple years back. Unfortunately I didn't know about BP, multifamily housing etc. If I had to do it again, I would be trying to follow your footsteps. Congrats!!! Only 1 question, could you discuss more in depth how you found the deal?

@Craig E.

 Thanks for the idea. I didn't even know that sub-metering was possible. Although it might require some more work every month on my part to collect readings from the meters, it might be worth it (especially in the summer months with the AC cranked all the way up!!)

Thanks for the info Brent.

I have looked at the zoning for the property and its zoned for "Single Family residential, detached" . The second meter for a duplex might be a tough sell, but i'll keep looking into it.

On the meantime, work on the small kitchen is starting this coming weekend. I am going to rent the space with utilities included and see how that works out.

Hello BP community,

Not sure if this is the correct forum, but figured I would ask.

I currently live in a SFH with finished basement with a separate entrance and bathroom. I want to add a small kitchen to it and rent both as separate units. The problem is that the basement and the rest of the house are on the same meter. Does any body know how much work is involved in separating the two? I'm not planning on doing the work myself, but wanted to get some advice from some one who has done this before.

Hey BP community,

I currently live in a single family home with a finished basement that has its own door and bathroom. I would love to add a small kitchen down in the basement and rent the two as separate units. The problem is that the utilities for both the basement and the rest of the house are on the same meter. My questions are:

Does any one have a good approach to calculate an all inclusive rent for the separate units? 

Any experience with adding meters and separating utilities for the two?

I'm also an engineer by day, so enjoying the analysis part of deals and making my own spread sheet calculator. I'm very new to REI, and joining BP has been the best decision I've made to further my REI education. Best of luck getting that rental property you want.

@Travis H. Thanks for the welcome.

Good idea, I could definitely use somebody to discuss ideas with. What are your interests? (Rental properties, remodel and rehab, Wholesaling? I could use some pointers with the bass as well, but that can be a different post. Haha!
