Has anyone relied on the mentorship of Doug Depte, Brian Grimes, Open Spaces or JP Ferrarini? They seem to be the biggest players in the Philadelphia market.

I am participating in a project passively with a more established investor and I was provided a property insurance questionaire which asked for a copy of the GC contract along with other questions concerning whether sub contractors receive contracts and certificate holder status. I would be interested in taking a look contract that would protect myself as a building owner and satisfy the insurance carrier's requirements.

I previously posted this inquiry within a separate chain but wanted to get others thoughts on coaching or mentorship programs? I had a more senior co-worker early in my professional career I viewed as a mentor. Looking back, if I was not so fortunate to have this co-worker but was given the opportunity to pay to learn from this individual I would have done so because of how much impact it's had on my career so I certainly appreciate the value of good mentorship and how it can accelerate ones career. However I've seen mostly through social media a few coaches/mentorship programs in the Philadelphia area that offer set courses that are quite expensive and wanted to know if others have relied on these courses? I've tuned into a few of the "free" sessions offered by these individuals which I found to be a sales pitch to purchase other educational materials and some of the topics that were discussed seemed to mislead how easy this business would be for the sake of getting paid subscribers. I also question the credentials of some of these individuals that claim to own upwards of 300 properties and refused to share any information about their personal portfolios. Seems suspicious to me. I also found others who offer hourly coaching and doing the math, I could tally hours upon hours of 1 on 1 time to ensure I am making sound investment decisions while leaning on real estate agents and finance professionals to provide services which are baked into the transactions anyway. Curious to hear others thoughts and suggestions.

I've been interested in real estate for some time and feel I am now prepared financially to make my first acquisition. I've read a fair amount and feel I have a fairly good understanding of the financial components of real estate investing  but looking forward to using this website as a resource. My plan is to acquire my first investment  property in the late spring/early summer and intend on using the next few months to further educate myself and build relationships. Interested in hearing other's take on where they recommend I devote my time. More specifically would you say I will benefit most from devoting my time to networking with contractors, lenders, other industry specific professionals or is there another way you recommend I devote my time?   Cheers
