Most of those will be priced higher than comparable portsmouth properties, but also higher rents. I guess it all comes down to your goals for cashflow and COCROI. I can send a market report if you would like, just PM me.

If you decided to put them in a LLC and make it a commercial loan, they would lend on the property and not you personally. I know ABNB and Atlantic Union both do commercial loans. You may have already tried this option, if not, send me a PM and I can get you in contact with someone there.

Could also find a Seller Finance, or Subject-to with a low down payment term. But I agree, the best way would be to purchase a new primary when able and move in.

Well, thats a hard one to answer. As always, it seems to depends:

1) Biggerpockets was founded as a way to stay away from the "guru" courses that cost new investors a ton of money just to learn the basics. There is such a wealth of information on this website, its books and podcasts that you can learn any strategy you want on here. 

2) However, some masterminds have great reputations and are very rewarding to top performers looking to connect with other top performers and push their personal growth and business growth to the next level (essentually like a coaching/mentor program). 

I cant speak for M1 or Roch Thomas, but I would do some more investigating before investing that much money in an education alone.

When starting out, a lot of investors like to invest in your 'backyard.' You get to know the area, the tenant class, the houses, the neighborhoods, and develop a wide network; face-to-face. Also, if you decide to rehab, you can keep eyes on the project and make sure it goes how you would like. Once you get a few under your belt, then expanding out of your area seems much less daunting and manageable.
