Personal loans usually come with a hefty interest rate. While I suppose your cash on cash return is infinite, how does the property cash flow with the payments from a loan of this nature?

I recently read "The Value of Debt" and loved that book. I host a podcast called "Landlording for Life" as well. I love listening to different podcasts to gather different ideas too!

Does your local municipality have any inspections that warrant repairing the work?  Safety or habitability issues for the tenants themselves?  If not, I would ride it out...

Anybody have experience financing a condotel for personal use or investment purposes?  Would love referrals of banks or private lenders that are financing these projects successfully in 2018. Thanks!

Anyone notice that you must submit ALL Aurora, IL landlord addendums to Property Standards at time of registration and at the inspection of rental property?  This is a new change from Property Standards adding continued stress on landlords and property managers.

Wondering if members can recommend a self-showing lockbox company that they have worked with and have had good experiences with?  For instance, we have used rently.com for showings but find it difficult to use their systems when the property is tenant occupied. Thoughts?

Any resources you may find effective would be appreciated.  Any thoughts or opinion on the subject?

Wondering if anyone has had a good experience with lending against the cash value of a whole life insurance policy or a private lender that may offer this option?  Most dividends pay out at 5-6% and I would be interested in paying out 7-9% to the lender that would provide this option for short term financing.
