Boy...California is a tough place to make a dollar in investment real estate. Could you consider other markets?

If not, see if you may qualify as an accredited investor. Our office, and other syndicators, are always looking to assist the passive real estate investor in multifamily syndication purchases.

In the suburban Chicagoland area, we are seeing cap rates of 8% for C Class multifamily.

Could anyone tell me if a Delaware Statutory Trust is better than a 506B when setting up a real estate syndication? Pros/cons to either?

Received a $1M offer on a 16 unit building that I purchased back in March - leaving me with a nice profit.

However, I am expecting 30% in short term capital gains between the state and federal and a prepayment penalty of $6000.00.

Thus, unless I can 1031 into another deal...this transaction may be tough to put together.

Any ideas on how I should source deals and find a way to defer my taxes?

Love it! Cash out refi is the way to go. I have found a couple of lenders that will perform a 75% LTV on non-owner occupied homes. If you find one that will go 80% or higher, would love to know.

I have a handful of RENTAL properties I want to perform a 75%+ LTV cashout refinance upon and get a rate better than 5.50% amortorized over 30 years or more. Who lends in Illinois and can help me out?
