Hey Jeff!

We use Google Voice with the VAs on our team -- as long as we set up the account with a US-based forwarding number first.  Then, we give them access to the account.  We've done this for about 5 years now and we've never had an account shut down (knock on wood)!

We also use Skype ($2.99/month without Caller ID or $5.99/month with Caller ID) for some our team members that do not have a high upload speed. The sound quality is better on Skype if the VA's upload speed is less than 0.5Mbps.

I want to have a VA start making prospecting calls for me. What phone system do you all recommend for this? I want to be able to login and see what calls were made and when. Can Google voice be used for this if they are overseas. It looks like GV now calls your phone, then connects you to the person you're trying to call (similar to Vulcan). I want something that my VA can sit at their PC and make call after call after call without the added step of Google calling their phone first.

There is another Coldwell Banker in town that does not charge the ridiculous fees. 

The agency contract is required by the state of MO but for some reason there are different interpretations. I am a Buyer Specialist at the other Coldwell Banker in town. We work as "designated agent". Here is an excerpt from the MO Real Estate Commission Statutes and Rules.

"Before or while engaging in any acts enumerated in section 339.010, except ministerial acts defined in section 339.710, a designated broker acting as a single agent for a buyer or tenant shall enter into a written agency agreement with the buyer or tenant. The agreement shall include a licensee's duties and responsibilities specified in section 339.740 and the terms of compensation."

Legally, if a licensed agent is working on your behalf in MO then Buyer's Agency is required. Some don't abide by it. I have heard (complete hearsay here) that during audits the MREC looks for dates of Buyer's Agency being signed compared to dates of other activity i.e. showings, offers, etc.

It's bank owned and not in a good part of town in my opinion. It may need a lot of work so be sure to do your due diligence. Find good local management and it could be a money maker. I think you could use your strategy in other parts of St. Louis as well.

What apps/software do you all use to enter tasks and get reminders? I'm looking for something that will sync with my Galaxy phone and Windows 8 (soon to be 10) PC. I'd like the reminders to pop up on both. If there's one that will smack me across the face and tell me to get it done even better. Just kidding, I don't need that much reminder but you get the picture. Thanks in advance for any suggestions.

In addition to what Pat suggested, ask about commission structure and fees. Is there a commission split or simple transaction fee? The broker I started with had a 50/50 commission split. I switched to a broker that charges a straight $499 per transaction. Had I been with this broker my first year I would have made an additional $25,000. 

Brokers also charge for various things like E&O insurance, website fees, color copies, etc. Ask them for ALL the fees they charge for.

Talk to several and compare what you'll pay the broker versus what you get.
