My goal is to buy SFRs under $30k, fix them up so that I can attract good, long-term renters. Buy and hold to eventually buy MFRs. Thoughts on this property?

I'm not a fan of buying 30k property in general but 1 have one client that loves spanish lake and has done quite well in that area. I prefer other parts of st louis but you're still going to have crime in any area that has 30k house. 

You can actually get a 30k house in good areas but you're going to have to do a lot of work. 

I think a better plan would to take your cash and use it as a down payment and invest it in a already performing 4 family in a better area.
