@Jeff Ihnen you can also go around the sellers agent.  Go direct to the seller.  Make sure you take your legal pad and write the Numbers for fixing everything nice and large.  Then write your number to buy smaller but circle it/underline it.  Speak your mind and then walk out.

@Andrew Martin I am currently in the same place you are, in that I need capital to be effective in my deals.  I have been talking to some local people and one way that I am trying to get this added capital is to wholesale properties.  That maybe something that you will may want to check on.

@Brittany Yoder I joined BP in mid December of 2016 as my profile states.  I would say that I have been preparing myself over the past 5 years however.  I have been looking at Property Appraisal sites and getting myself familiar with the market where I lived before.  I was Renting in NY state and made an offer to lease-purchase the place I was in but the owners didnt see the win-win in it.  So we decided to move to Florida for a multitude of reasons.  

I have completed the iFREC school exam just over a week ago and am waiting for the DBPR to send my candidate information for taking the state exam so I can be licensed as a real estate agent.  I am taking this route as I am looking to maximize my talents and to have my fingers on the pulse of the market everyday.  

I use Zillow for comps.  Other than that I drive areas looking for properties.  I think you and @Dustin Yoder probably get here like most of us.  So what is the next step?  Making contact with the owners and that is where I am trying to perfect my message.  What I say and how I say it?  I dont know of any book that goes over this nor would I trust it completely as every market is unique and the people you talk to are unique.  So this is the creative part of real estate?  This is where the reward is worth the risk.  You ask about areas again what you are looking for is all over.  not in one area.  With that said there may be areas to avoid and there maybe areas to go into as no one else is there.  Again this is tied to the deal and the risk to reward.

I am going to the GOREIA this month and hope to meet you and Dustin face to face.  I need to network and get people to know what I am doing and and what I can do for them. 

Regarding types of investing I am looking at wholesaling to build my cash and SFR/MFR.

 @Dustin Yoder I haven't been to the events but I have the series of books.  I have a library of books.  @Dustin Yoder if you guys are looking to go it alone you can look at FHA approval for financing. @Brett Willenbacher as a veteran he can get VA approval and they have the capability for zero down.

@Brett Willenbacher and @Brittany Yoder I am also starting out.  I am looking to have a team to work with.  I have been driving the Orlando area and there are opportunities.  Question is what is YOUR plan.  Have you written a Business Plan.  More specifically have you developed a marketing plan.  

Mine is to Buy and Hold using the BRRRR strategy. I am also looking at House Hacking and Tax Liens. Brett you have the VA that can help you in getting the loan money should that be a route for you.

I am in the Conway area if you guys want to meet up and discuss opportunities.

Just my 2 cents here......... You also need to be looking at their motivation.  With the market the way it is they probably cant get a conventional mortgage.  Ask them as they maybe looking to move out to something else.  Not that that really matters just that you should be ready for them to bail.  I would also take the advice @JD Martin gave regarding your asking price.  Again remember your business plan.  What was your plan to get out of the house before you bought it?  If you have only had it for a year there is no equity in the property unless it has appreciated in that time frame.  If I were you I would say sorry not looking to sell and prepare to rent when the lease expires.  IF THEY LEAVE.

I am hungry! I see potential all around me. Have been using the tools on BP to determine if they are really deals. I currently work from home so I can get out to drive the areas. I am going for my RE license as well. What I bring to the table is desire and a willingness to do whatever I can to begin. I offer 100% on what we do on the first property. I offer to bring the deals and discuss them with you for your insight. I am looking to learn buy/hold, fix/flip and BRRRR strategies. Feel free to reach out to me as I think I have a deal currently.

I am reviewing a deal currently in which it will be a fix and BRRRR hopefully. Needs a lot of TLC and so I am looking at the rehab costs associated and the work, sweat equity and determining how we can get this.

My wife is ultra conservative meaning she wants a house for us first then invest and I am trying to tell her invest and have the investments pay for the house.
