What’s up BP,

I will be going to Barcelona, Spain, as well as traveling other parts of Europe, for the next four months to study abroad. (I have a four day layover in London, any BP members in London want to meet up??) So an idea struck me, why not try to learn more about foreign markets during my time abroad. Shot in the dark here, but are there any investors in Spain that would like to do some kind of meet up in the next month or so? Additionally, if any investors in America (I go to school in Kansas City, born in STL, so I could meet with you if you live in those areas when I get back) would like some boots on the ground to look at some properties overseas I would be happy to help!

@Konrad Utterback Not that I am any expert, but Kansas City, in my opinion, is a very competitive/low inventory market. Would be interested in hearing your reasoning behind Kansas City.

Additionally, I would be careful investing in St. Louis. I am originally from St. Louis and it's an interesting area. In my opinion a dying city, lots of crime. But, still some very good areas if you can find a good submarket. What draws you to STL?

@Account Closed Brought up very good points.

As a college student with debt I can relate to the feeling. My advice would be to look at the numbers. Figure out where you think you can find the best return. Meaning, if you are paying an interest rate of 11% on your college debt and in your market you think you can get a return of 5% on real estate, obviously pay off your student loans. That's how I look at it at least! Anyone have any other thoughts, I could be missing something?

Hey everyone, Sean Edrington here!

I’ll try to keep this short and sweet but I just wanted to formally introduce myself to the community. I am a 20 year old college student from St. Louis studying finance & econ at the University of Kansas. Please view my profile or my LinkedIn for more information about me.

Apart from learning, growing, and building a connection with all of you, in the short term, I hope to find a partner(s) that would be willing to purchase a property in the Lawrence, KS area (open to Kansas City, Topeka, Overland Park, Shawnee, ect.). My plan would be to house hack the property beginning in January if possible. I am certainly no expert and have not yet made a my first deal, but after about 100 episodes of the BP podcast I’m getting there! I understand that an effective partnership takes time to develop and I am excited to start that process now.

So please reach out to me either as a mentor, partner, or just for a fun conversation. I would love to get to know as many of you as possible and hope we can add value to each other all while making money along the way. Very excited for what the future holds!!

I am no expert by any means and I haven't even made my first deal yet. However, I am about 100 episodes in to the BP podcast so I'm getting there;) My advice, again take it w/ a grain of salt, would be to not do the deal.

You mentioned comps are between 320-390 for similar properties, the property you are looking at purchasing is currently at 349, you said you would have approximately 100 in rehab costs, and with a 1 year commitment you will have massive holding costs. I know Dallas is a good area, but unless you expect enormous appreciation I would be very cautious with this one. Certainty, not what I envision my first deal looking like.

Again, I could be completely missing the boat. But lets open up a discussion and see what others have to say! Keep learning and growing!!
