@Tyler Ford I’d bet that most if not all of your “organic” deals are coming from branded searches (technically organic), which isn’t easily replicated by others here without the business being known since 1995. I may be wrong, but SEMRush seems to suggest I’m right.

@Mike Snyder wow, I haven’t checked in on this in over 8 months. Nothing wrong with a temporary fix. Just keep in mind that any SEO benefits you generate to the onCarrot site will likely stay with it when you leave. It’s possible to do an SEO migration, but chances are if you are at the $50/Month budget, you will balk at the cost of an SEO who knows how to properly migrate organic value. So, don’t even worry about SEO for the temporary site. Once you own your site, go for it.

My wife and I have been crazy busy, we’re closing on our 9th and 10th deal this week, started investing ourselves back in January 2017. Rehabbed a few flood properties, you can see some of our acquisitions at amihousebuyers.com.

I’ve moved to a custom solution for my clients. I built OfferCheetah.com and am offering offercheetah.com/your-city to individual investor clients or buyer pools (multiple investors in an area who put money in and round-robin leads), where I run the Google Ads and the website and direct leads to the client. This way the clients who don’t want to mess with the website, don’t have to.

We’re getting deals for under $1,000 in Houston.

Our personal website hasn’t been up long, but my wife is a former SEO and a new Realtor and gets featured in a few big publications every week. LendingTree.com featured her this week, so we’re ranking above many of the bigger players in the Houston due in a big part to link development.

@Norman Walton Based on what I'm reading here, you're looking at $1000 per lead for direct mail. Depending on how competitive the market is, you can get exclusive motivated seller leads online from $100-$400/lead from well-run digital marketing campaigns. Some markets are crazy cheap. Good luck!

@Albert Hernandez My agency works with many investors and wholesalers across the country managing their online marketing budget (AdWords, Bing, Facebook Ads). So I have a pretty good perspective on what works and what doesn't across the board...and the truth is that it all works if managed well. So when I hear people say 'the best marketing strategy is direct mail' like @Mark Webb said, that's likely because Mike is probably very good at direct mail, and not very experienced with AdWords and Facebook Ads. If you're doing it yourself, just pick one and dig in, they all work, you just need to get good at it, (or hire someone good). The ideal scenario is a motivated seller receives your direct mail, sees you online, and sees your bandit sign as they drive down the street. :) If you decide to jump into learning AdWords or Facebook, let me know and I'll provide you with the best resources.

Michael Kantar love your ambition. My son is 13, and runs a local animal care business in the neighborhood. He saved up $2400 over the last year and went in on our last rental property. We live on a couple acres, with animals all around, not sure what your neighborhood looks like, but look for something that adults don’t want to do, or that they would only trust a close neighbor to do (watch animals while they are out of town, for example). @Melissa Davis with sales being solid, sign up for an Investor Carrot site or Lead Propeller and AdWords, then hire a PPC manager to manage your Adwords account. Our clients have quality leads coming within a week of signing our month-to-month contracts. 

That takes care of your website and marketing. We recently had a client ask to pause services because he had too many quality leads coming in. From there, you just worry about answering the phone, connecting, and closing the deals. Just like your time isn't best spent learning how to drywall, you shouldn't be learning the ins and outs of online marketing (it changes often). Hire experts to do what they are experts at, so more of your time is spent doing what you are an expert at. @Melissa Davis As for marketing, it depends on how much cash you have. The best solution is the most expensive, but provides the highest return. The cheaper options will provide lower returns. The cheapest option is to sign up for Investor Carrot or Lead Propeller, and run Adwords ads to these pages. For $50/month and a few thousand a month in advertising spend, you can get on the phone with motivated sellers.

If sales is a strength, you'll do well with the above strategy, if it's not, you may want to start with bandit signs with a phone number, place them around your farm area, and practice sales until you are closing 1/6 or better. My biggest challenge when deciding what investors our marketing agency works with, is determining the performance of their sales team. It makes all the difference

My background is 8 years marketing in the the real estate investing industry, and just this year we've purchased 3 rental properties, planning to have 5 by the end of the year. So, I'm new to this as an investor myself, and happy to help if you have any questions.
