Hello Bp,

I have been into REI for about 2 months. I first learned about wholesaling, then a month later I attempted to conduct my first deal that didn't end very well. What caused me to delay has been two questions; Where can I find a P&S agreement that has been used in Pennsylvania deals(Greensburg area)? What are the specific steps to wholesale that after the owner has signed that agreement?

Would taking out a loan in order to finance monthly Sub-To payments be a good idea? My way of thinking was I get the house under contract, take out the loan to make the mortgage payments, and then on the resell of property ideally I'd want a large enough profit to where I can repay my loan and still make a profit.

Hello BP, 

I am a newbie wholesaler out of Greensburg, Pa. I am ready to get this process underway but, I don't have a purchase and sale agreement that complies to the laws and regulations of Pennsylvania. Does anyone in the Pittsburgh area have one or template I could use??

You are buying directly from the seller in this situation so the deal could be structured either way.

So I could use a standard P&S and assignment?

My situation is the owner moved out of the city but still owes 30k on the house and is making payments. (I assume from our conversation she has been and still is paying them so I think she'd have 30 days.) Would this be a wholesalers situation using cash or HML or a route for financing and if it is how do I structure a deal using financing?

Hello BP,

In a wholesale deal, what is the difference between the end buyer using “financing” rather than cash? How does that affect the wholesaler and their deal?

Hello BP, 

I am a new wholesaler in the Pittsburgh area. I understand the process for the most part but am having trouble on the paperwork side of wholesaling. I do not know any RE lawyers or anyone that can review the P&S/Option and Assignment contracts to make sure they are legally binding in PA. Also, are these the only papers needed to do a wholesale deal or are there more components behind these that I need to be aware of? All replies are helpful to this young entrepreneur!!

Hello BP,

I am a new wholesaler in the Pittsburgh, Pa area (Greensburg). I have collected a good list of both potential sellers and buyers. As soon as I was about to make my first few calls, I read in another forum that wholesaling is illegal in PA. Is this true? If so are option contracts the loop hole around this to make a deal?
