Hello BiggerPockets community,

I was wondering what cold calling or text messages services you use to talk in order to reach out to your potential sellers/buyers. I make a lot of cold calls to scout prospective sellers and send texts one at a time to potential buyers when i do have deals. My question is; Is there a service where I can record one message and send them out by the masses to either group OR Will I have to keep operating in this "old fashioned" way?

Hello Bp, 

I am looking to wholesale in greensburg, pa. Some complications ive ran into would be generating leads. I would like to obtain a list of tax delinquent properties from the courthouse in order to start cold calling. However the courthouse department heads have no idea what i am talking about. Any ideas on generating lists to cold calling?

I am a wholesaler in the Greensburg Pa area. I was watching a video of Grant Cardone on youtube and had a question. Can someone explain the pros and cons of Lease options and owner financing? Appreciate the replys!

Hello BP,

I would like to wholesale tax delinquent properties in the Greensburg, Pa area. How would I go about getting the tax delinquent list? I've looked at my county website and haven't been able to find it online. Would my local courthouse have this information?

Hello BP, 

I have been absent from the site for some times since I have returned to college. I was introduced to REI in April and spent the summer trying to put my little knowledge to action. While i'm at school I would like to expand my knowledge so I can put it into action when I'm home on breaks. What are some self improvement or investment books that have helped you all? I have already read "Thoughts are Things" by Bob Proctor and Greg Reid, which has had an impact on my life already.

@James Wise Thanks for that. What other forms of low to no $ down investing would you suggest? Or other forms that you've found work best in the Cleveland area? (I do not currently have a license to be an agent)
