I currently own 3, 1 bedroom condos in Jersey City, NJ.  One of them is paid off.  I’d like to get a line of credit on it so that I’ve got cash ready to go in case a great opportunity comes in 2021.  What would be the best way to go about getting a competitive one (800 + FICO) other than just getting one from my regular bank?

Thanks Sam.  She's definitely out.  She's using this situation as an excuse to not pay and not communicate since she is currently working.  This place is in an area that I can find someone new within weeks.  I'll get my money sooner or later via collections.  Hope your situation works out!

I’ve got a tenant who is 2.5 months behind in rent in NJ.  I’ve filed suit and the court is scheduling a mediation via Zoom first.  But this tenant’s lease is also up at the end of January.  While I’m not evicting, can I elect not to renew the lease?

Looking for some experienced advice.  I've been extremely lucky with tenants the last 15 years.  However, I currently have a tenant in a condo in Jersey City.  She has been consistently late with rent, even before the pandemic.  She got furloughed around June but only for a couple of months and is back to work now but at reduced hours.  She currently owes for October and November.  I've tried to work with her to organize a plan.  She'll provide payment dates and then I get nothing.  Part of me thinks she is taking advantage of the current tenant situation in NJ where you cannot evict.  WHAT IS MY RECOURSE?  Can I sue?  Will the case even be held?  Please chime in!
