I've been in school for the past 2 years but was working about 30 hours a week part time before I moved to CA. Would this still qualify or would I have to have been working a full time career?

Alright so this might be a newbie question but let's say I just got my RE license. Now I'm looking at buying a $2m apartment complex of 9 units. If I were to become the owners agent, could I sell the complex to myself, then use the commission made towards an FHA loan to pay even less money down?

Hello everyone, I'm a 21 y/o newbie looking for advice on the best way to start REI with little to no money (of my own) down. Being a soon to be college graduate, it's fairly obvious I don't have all that much to work with. I've been reading and listening to the BP podcasts but am still unsure on where to get started. My plan is to try to househack while saving money earned from my w-2 to have enough for a down payment on a rental. I considered wholesale to get enough for the down payment but it seems that without a brokers license, it can get tricky when it comes to the law. Also, I'm in MA right now but am moving to Oceanside in January of 2018. Thanks!

@Brent Boltz, I'm actually going to be a bit more north than San Diego (Oceanside area.) Would house hacking still be a good option to consider there?

Thanks for the advice everyone! I'll definitely start studying up on the nearby market. @Antoine Martel, do you think it'd be best for investing in a turnkey out of state or just do it myself? I've read that a lot of newbies like myself start with turnkeys since it doesn't require as much managing and you don't really have to do rehab.
