When you already own a home do you still get the low down with an FHA loan?

Also, I just closed a conventional 90% LTV, they are out there.

Appliances add no value to residential real estate. They aren't even counted in the appraisal. In fact, you'd get the same appraisal with no appliances as with over the top Sub Zero
I come to investing from a debt collections background. I will bend over backwards to help someone if they hit a rough patch, but lie to me, steal from me, avoid me... I'll go out of my way to make it as difficult as possible for you to do it again. And gleefully at that.

Where is it? What's his down payment? What rate are you looking for and how much can it support?

I tend to use Lowes more, but that's because I have a 10k line of credit with them and only 3 with Home Depot. Price and selection here tend to be the same.

Are you going to manage other peoples properties as well? If so I'd suggest you do need a PM LLC.

If not, my advice would be to have really good insurance and save yourself a lot of hassle.

I've never used them personally just because I see the way they act. I've read more than a few terrible reviews, here and elsewhere though.

I just echo what's been said. They're simply trying to stall or scare you. Proceed as usual here.

I think I figured it out. There's another building I've been eyeing, it's a 4 unit and it's on the other side of town. Beautiful old mansard style with good numbers. I think there's a fear of trying to do 2 rehabs at once. 

I'm going to pass on this one until I know what's up with the 4 unit...

Talk to the renters first and make sure they want to do the deal. You'll find a lot of times renters want to be renters, even if you can lower the cost to carry to them. It's bizarre but true.
