Thanks Josh! As I plan my entry into investing I am just trying to get my arms around the ups and downs of this industry... That said, Brian's success over the long-term is awesome and just gets me more fired up!

Joshua Dorkin what do you think of the questions I posed? Do they make sense?

Great podcast! @Brian Burke I notice you said you slowed down your fix and flips in the early 2000's, then I got the impression that you did some house building prior to the collapse, then got back into flipping.

Do you think this is a normal cycle? In weak markets it makes more sense to flip houses when cost of new construction is less than market value. And in hot markets flip profits decline due to competition and it makes more sense to build when the cost of new construction is less than market value?

Im am about 50 pages in. Highly recommend it. Great overview for a wannabe like me and now I know which skills I have and which I need to work on. Plenty of great tips too!

Thanks for sharing. I like how you describe what is possible but also toss in a little realism by saying it took many years to build up to it. And even though you made this killer deal you were still looking for ways to improve! Reminds me that you have to enjoy the process, take it step by step, continuously learn and improve, have fun and success is sure to follow!!

I think Ill just make the payment... Too paranoid about my credit and I want this loan to go through

Thanks for the suggestion. Do you think it says it somewhere on the mortgage that is recorded at the registry?

I am refinancing my mortgage and we are going to close sometime next week. My lender said I shouldn't make my payment on my old mortgage for February because they will pay them off. They also said that there is a 15 day grace period before the loan servicer reports a delinquency, so I should be okay if anything goes wrong with the loan as long as I pay my February payment by 2/15. Anyone know if this 15 day grace period is accurate?

I have listened to about 75% of the audio and I have to say it is excellent. Yesterday I was in my car for 6 hours driving around looking at apartment buildings for a couple of appraisals I am working on. At the same time I got to listen to 5 presentations on topics that ranged from wholesaling, fix & flip, and mobile home strategies to macroeconomic analysis and asset protection.

Audio books in general are a great way to super charge your productivity... but for audio on real estate investing this was awesome!!
