This is how most commercial loans are structured. Yes, the loan is in the company's name, but the bank will make sure that you are personally on the line for it with a personal guarantee. You have just as much liability for the loan as the company does.

Are all the HML's in your area like that?


If all HMLs in the area are this way, I'd definitely start looking outside of the area. There are others who will allow it in the LLC's name, at least for wholesaling on the average. I'm just starting to get involved with REOs myself so great topic, btw.

I don't recall taking leave of my senses long enough to post anything on here I don't want others to read. It was just more of an example. For example, you post something that is erroneous and then later find proof to the contrary. But editing the title would be a big plus. I type pretty quickly most times and though I am relatively accurate, I do have a tendency to strike several keys at a time that causes typos and I hate spelling errors. Just a quirk of mine.

My grandparents were entrepreneurs but both parents for the most part had 9 -5 jobs, though later, my father moved to entrepreneur, therefore, I was exposed to both sides. But I still grew up with the "go to college, get good grades, and get a 9-5 job." So I did this. Fortunately my 9-5 job is engineering so I am neither at a low income level nor is my sense of creativity stifled. My reasons for having my own business is only an extension of my desire to create something of my own. The one time I did leap from my job and work soley for my own corporation, it was because my sense of independence was being trampled own. Though I enjoy the work work I do on my 9-5 job, I despise a structured environment, corporate politics and I generally just don't fit into that environment very well. My business is my escape mechanism that allows me to run away from that whenever I choose. I guess this all seems to make sense in that I came from a mixed environment and have continued in one.

I've double clicked a couple of times on the forum and had posts entered twice. I'd like to be able to delete one of those. Or suppose we post something and decide later it was really a dumb thing to post and want to delete it? I think we should be able to. And I've mentioned before that not being able to edit the title of the posts is bothersome. Any chance we can change that?

You can add an addendum to the sale and purchase agreement which gives you the right to to list and market the property. You will want this notarized and officially recorded. This works here in Florida as well as in Texas, Georgia, NC, AZ, and LA for sure. I know because I've done it.

I would think this would more depend on the age of the property and appliances in the home. If you are buying a newer/new home, it probably is not worth the money. If the property and its appliances have a good deal of age on them you might be looking at wiring, hot water heater, heating and a/c problems, etc. that could mount up into some serious expenses. In which case I would be more likely to consider it.

If you're over 65 and have a progressive doctor, the government already pays for this as part of Medicare benefits when screening for colon cancer.

Yet nobody in congress (democrat or republican) is willing to repeal Medicare, which is a completely socialist entity. A single-payer nationalized system that nobody in congress wants to do away with!!!

Sounds like both the democrats AND the republicans are socialists these days!

Rich, you're I Florida now lol! We're one of the biggest pro-firearm states in the country. To give you an idea of what this means, there are 40,000 concealed weapons permits in California. We have 400,000 here in Florida. I'd say there's a lot of us "guntoters" but no reason to be scared to death. Most of us just want the right to defend ourselves, our families and our property.

If you want to fear for your safety and wear a gun, then buy in low income areas of big cities. No thank you for me. My low income areas are still driveable with my wife at night. If they don't meet that criteria, I'll pass. Rich


Rich, I'd say you're pretty lucky. I can't say as I know of any low income neighborhoods around where I'm at that aren't rampant with crime. Like you said though, I just don't buy there and so I don't worry about renters in that area. But no matter where I'm going in this city, you can bet I'm carrying a peace keeper. And I certainly never go to any rental property I have, occupied or not, without one. Of course I'm not a very big person and I'm female which makes me a bit more of a target. But I don't need anything fancy. My .38 blows a big enough hole to slow most of them down.
