I've had a number of newbies contact me here about working with realtors. Most are very frustrated by the ordeal. The trick is not to worry about working with the realtor but finding one who is investor friendly and has the knowledge and ability to think outside the box to help you accomplish your goals. Very few have this but I just got an e-mail from one of my colleagues tonight that was very dicouraged and I offered her the same advice. She tells me she has found several who will work with her. Don't let the ignorance and narrow views of some get in the way of what you are working towards.

There are reputable agencies that some of these VAs work through that perform background checks, monitor their work and give access codes to only the individuals who need to be privy to certain information. I would recommend using one of these. If I remember correctly, there are several such agencies listed in the book mentioned above "The Four Hour Work Week".

I agree. Life is way too stressful. I always try to find humor in every situation no matter how dark. Sometimes is sarcastic humor that a lot people may find offensive but hey, that makes it even funnier :mrgreen:

Define successful. I had a rental property that a tenant sat in until it went into foreclosue. After jerking around in court and with the lender for a year, they finally agreed to modify the loan and push the back payments to the end of the loan. I paid the mortgage on time for 9 months and never missed a payment. Out of the blue the lender stopped communicating with me and sent notice that I was in default on the loan to the tenant at the rental property. Feeling that I wasn't paying the mortgage, the tenant vacated the property. Then of course, I couldn't make the payments and being tired of the stupidity of it all, I wrote the lender and the courts a letter telling them a number of creative things they could do with that house.

That is an excellent book with great resources and ideas that I highly reccommend but as far as the virtual assistant is concerned I would recommend doing your due diligence here just like you would on a house. Many people have lost their money and not recieved the services they have paid for.

Mr. Investor, its the quality of those assets, not the quantity that wins out in the end :D

I found this ad on Craigslist and part of me wanted to laugh and another part thought, "Wow, what a great idea. Kill two birds with one stone...."

Looking for a business partner...maybe more!

I'm not sure what you're doing on Craigslist either but I wholesale houses and among the 30 plus sites I post on they're my biggest hitter.

I'm just starting to move in this direction myself and have been told by several people doing fairly well in this area that smaller brokers are a much better resource. I have not dealt directly with the banks for REOs since they already have me stressed from working short sales.
