One of my colleagues has listed a mobile home park in NE Kansas. I have the financial details and am currently forwarding to interested buyer customers. I have driven through the property and work in the local area. Its occupied, well maintained, and has some room to increase the income. Please message me if you are in the market for a mobile home park and a local buyers agent. (TO BE CLEAR: I am not the listing agent)

I think a 30, 60, or 90 day notice timeframe are all reasonable. Really depends on the size of the contract and what works for each party.

I think I need more info here. I have the ability to give owners visibility on the accounts. The last several times I asked a local bank to setup checks to require 2 signatures they stated they dont offer that service unless it was limited to very high dollar checks.

absolutely on both. Sewer line issues are prevalent here - especially in that age range. radon is just a hot topic everywhere and dealing with it leaves you in a better position most likely.

Couple things you could check out: 1. Is the owner behind on taxes 2. Does the 3-unit setup comply w/zoning and codes, etc 3. Does the local municipality require rental property be registered or inspected? 4. See if you can talk to the tennants

Thanks for sharing your listing details. I agree w/a lot of the comments already left. Love it up a bit. Sod and landscaping are a must. Exterior photos should be added to the listing. Even small changes to the interior may help. It is very stark. Dish towels, shower rod and curtain, blinds on the windows. The feng shui need some work. Your efforts are great. Remember, buying a home is an emotional purchase. Buyers need to feel a connection. Work to warm up the space and vibe.

No, I would not recommend you get a real estate license with the frequency of moves. You might find more opportunity with learning property management since some of that work can be done from a distance and the majority of skills are transferable to any location. Also, military housing work and/or knowledge around VA loans and the needs of relocating military families is a very marketable skill set. Keep in mind the entitlement on your VA loan will be important to watch. You need a relationship w/a national VA lender so you can continue to go to the same source for lending needs and questions. I was a VA loan originator previously. Happy to share names of some excellent resources if that is helpful to you.

I recommend you read 'The One Thing' and immediately complete the workbook. That will help you isolate your true goal. Your post describes you as being all over the place professionally and geographically. You have to make a decision and see it through. Slow down. Hold still for a minute so you can find a long term solution. You sound passionate. If you can point that passion in the right direction, consistently I bet you will be a big success! I too have been guilty of getting frustrated and moving on....repeatedly. Sometimes it is the right decision but sometimes it is just a symptom of being ruled by your emotions and impatience.
