So I have a part time job to pay the Bill's. But since I dont have an self directed 401k I need to do something with the money. Looking for suggestions. I'm wanting to pull the trigger (3 years on BP) but want to know the best options or find a partner and go half.

Well, I was able to pull all my closing cost from my 401K, graciously.  @Jerry Padilla what advice could you provide for our next home purchase?

Good morning, 

Finally decided to pull the trigger and find me a home. At the cost of renting, buying is almost the same price. Went through The FHA loan conditions (stressful), and finally was able to close.

If your looking to buy a home, make sure you have a large amount of money sitting in the bank for a while that way the process is easy.  Other then that don't let fear stop you from achieving your goals and dreams.

I have drove through that neighborhood, and its not as "hood" as it may seem.  I see it as working class people who are on a minimum income who need a place to live.  Yes there might be some bad areas and some bad people however, don't let that discourage you from what you want @Philip Schultz.  Remember even a "hood" person needs a place to live.  So if they are willing to pay your rates, I'd say go for it.

From most of the duplexes I have seen, most are over priced, or not worth living in.

Hello, I'm a beginner investor and I'm curious as to buying the property. What are the numbers and asking price??

So, I did become a sucker for the guru class on "changing mindset" that cost a couple thousand dollars.  They gave us forms to use to use to buy rental properties after we put together out team.  So now in order to use the forms we have to buy their second class on real estate which is another couple thousand dollars.  I don't want to pay for the class, however want to utilize the forms to get my real estate career off the ground.  Any help??
