Unemployed w/ 12k from 401k,should I buy a home and rent it out?

So I have a part time job to pay the Bill's. But since I dont have an self directed 401k I need to do something with the money. Looking for suggestions. I'm wanting to pull the trigger (3 years on BP) but want to know the best options or find a partner and go half.
