@Constance Chambers It comes down to how confident you are in the rehab and ARV numbers. If the rehab numbers came from a reliable contractor and the ARV numbers came from an rock star agent then you should be alright. Also, your profit number is pretty good so any minor deviation in rehab or ARV can be absorbed. What's the backup plan if it doesn't sell after rehab?

Best to go where the number make sense and you can build the best team.  Honestly with that sum of money and wanting to invest out of state I would start with a turnkey provider for a couple of years to get my feet wet.

Just like the stock market needs short sellers and "doomsday advocates" to help it rise, real estate investment also has an element of this.  If everyone in the world was had the financial means and mental preparedness to invest then it would be a very crowded market.  Most rational people have come to grips with the fact that 2008 isn't going to happen again in our lifetimes and work with what's in front of us. I welcome a recession or a migration of mass populations to Wisconsin for remote work.

Hello all,

I just received an accepted offer on a duplex in Seymour, WI.  It's a little but of a drive for me so I would rather have a Property Manager handle it.  Does anyone know of a PM that has current rentals in that area or would be willing to manage my duplex?
