@Hank Austin If you are looking to BRRR then it's best to use the HELOC for the purchase and rehab. Then rent it out, let it cash flow for a few months and then re-finance it. If you are looking at a more turnkey type buy and hold then use the HELOC for the down payment and get a conventional loan for the balance. Repeat.

@Trellis Alexander Don't take the landlords word for potential rent numbers. Ask for historical rent information on the place if it's available, check rentometer.com and do some comps on rentals in the same area.

It's tempting.  My brother lives in Nashville so I would have a place to stay.  It would be an amazing networking opportunity for sure.

Put the $10k in a high yield savings account (Marcus, CAP one, etc) and spend the next 6 month learning about REI and coming up with a plan of action.
