I'm new to this. A quick rundown, my partner (dual citizen) and I are looking to sell a duplex we have in Colorado. With that we are looking to purchase a condo and possibly build a house to live in full or half time. We are interested in hearing from people with experience in the area. We are thinking about upgrading our master bathroom and looking to maybe sell in the next year or two. Who can help me get ideas on modern trends in the northern Colorado area. 

Im renting out a room in a property of mine in Colorado. I’ve chosen an applicant and was working on creating an lease through rocket lawyer. When it talks about guests it Lays out that if the exceed X number of days (consecutively, or total in a year)? I was wondering if that’s a good way to Lilit having visitors all the time and what # of days you would set them at? I was thinking 2 and 120

So we made the mistake of hiring a contractor without doing the research or coming on here now we’re  in a bind. We’ve spent a lot of money on this guy who we don’t believe is licensed and he hasn’t got much done in the time. We think he’s a felon he’s got a long arrest report. What should we do so far deep? Thanks. I’ll gladly provide some more info. 

Thank you all for your input. I’m still relatively new to this. Unfortunately they are renting by the room, so I’m going to have to talk to them. I really the idea of working a maid into the lease. I appreciate the concern. 

Three separate men rent an upstairs at own of my properties. They say one doesn’t clean at all it’s dirty over there. Do I just let them settle or where do I start?
