I've been doing enough Driving for Dollars that it's beginning to be a little difficult to remember whether I've already driven any given neighborhood.  What I wanted to do was get a map book of my county and just highlight the streets I'd already driven.

Y'see, kids, before the rise of cell phones, maps were printed on dead trees. And they didn't talk to you. Usually, the cell phone is easier, but using a highlighter on it makes the screen all yucky and voids the warranty.

So. Does anyone know of a good app that can help me mark off where I've been?

Flip2Freedom for sure. Sean Terry's incredibly useful podcast got me into wholesaling and I'm very grateful I found him. I've joined Sean's academy and found even more great information.

Others I listen to regularly include Justin Williams's "House Flipping HQ", Todd Toback's "No Limits" and Tucker Merrihew's "The Real Dealz."

First off, I am a lawyer. 

Second, I would not be in any big hurry to rent to a lawyer, either. 99% of the lawyers I know are exceptionally fair-minded people and would generally make fine tenants, but they're also far more likely to want to argue the meaning of "ordinary wear and tear" when it comes time return only a portion of their security deposit.  No thanks!

Hello, Everett!

You and I are in about the same boat, geographically and experience-wise.  Look into wholesaling as a strategy. It is the lowest-cost point of entry into real estate investing. Be sure to attend one of the many real estate investing clubs in the area.

That's not going to work. The math is wrong.

If the After-Repair Value (ARV) is $425,000, your maximum offer using the 70% Rule is:

($425,000x.7) = $297,500 - $25,000 = $272,500 - $75,000 =$197,500 is your maximum offer.

That said, trying to get a $75,000 profit on a $425,000 house is unrealistic and will price you out of the market in nearly all cases. You should consider a profit more in line with 5-10% of ARV.

I'm a newbie wholesaler in Fairfax, Virginia. I've been trying to pull probate leads using Fairfax County's archaic and seemingly intentionally byzantine public access system (CPAN). It's free at the court house or $150 a quarter online.

I've watched lots of YouTube videos on how to do this elsewhere. I've read articles until my eyes crossed. I've asked at various REIA meetings and no one seems to know how to get this done.

One Realtor opined that the Clerk's office made it nearly impossible because they were hiding malfeasance and poor record keeping. All I know for sure is that one of the wealthiest counties in the United States decades behind the average.

So, all that said, is there anyone out there who has cracked this particular nut? I'm determined to beat this!
