@Brett G. can you get more specific? Are you looking to invest passively in a syndication? Are you trying to buy a SFH or Duplex on your own and are considering that passive?

@Salvador Kalil I would say the pros out way the cons for 4 families to SFH. There is no upside when trying to acquire larger multi families.

Travis,

Are you looking to be an active or passive investor?

My opinion is coming from buying multifamily complexes 100+ units point of view

If passively investing, I would look for:

-Strong operator

-Strong team around the operator ex. (property management company on the deal)

-The market the asset is in: 

Is it in a  landlord / business friendly state?

Is there job growth?

Population growth?

How many businesses leaving the are / how many moving in?

Any on sector make up more than 20% of the job population?

If you are looking to actively invest:

Look for all the same criteria above

Do you know anybody in the market you like for a second opinion?

Is it easily accessible for you to get to?

What is the supply / demand?

What is the demographics?

What is the median income for that area?

Are the rents more or less than 30% of the median income?

Is there enough deal flow /  units for the asset class you plan to acquire?

There is obviously way more criteria to look at once you choose a market but this is some quick data you can pull when first choosing an area.

I personally like the southeast to invest in and primarily NC and my company is located in NJ.
