LOLOL well yeah.  But he's looking for good rental markets.  The buy in in RO is very high.  Royal Oak is getting transformed right before our eyes.  Its amazing.  But he wants rentals.  Get the most bang for the buck in HP, Warren, Oak Park, Roseville, Eastpointe.

That's biggest problem when it comes to the Detroit area is that people get confused about what is best for flipping and what is best for flipping.  They are completely different concepts.

Highland Park is a wasteland.

Hazel Park and Warren are good.

Ferndale is real strong but please be careful as many shady people are trying to sell Royal Oak Township properties as Ferndale as they share a zip code.  Its tough to find a deal in Ferndale.  Its hot hot hot.

Nothing wrong with Hamtramck its a good place for the hipsters that have gotten priced out of downtown Detroit.  Key in the Ham is a duplex with a garage.  Parking is a nightmare.

South Warren is for rentals.  Try to be as close to 9 mile as possible.  But I just sent yellow cards to S Warren and most people wanted high prices since they were making great returns.

#1 yes you have a big house.  What neighborhood is it in?  That house is worthless as a rental house.  You bought that house to live in.  That's not an investment that is where you reside.

#2 Detroit is good for flippers.  Not for rentals.  The house you live in would be a nightmare for a rental property.  Why would someone rent that huge house and have to pay to heat it in the winters.

How many more properties do you have?  If you have none than you are clueless as to the real world in Detroit.

The second picture looks like its in Corktown to me.  Corktown is completely different type of neighborhood compared to Detroit.

I have been the opposite of you.  I have saved BP member thousands in the last year.  I have invited them in and have given them tours of the good the bad the ugly.  I also show them our great suburbs when you can buy a house for 35-40k and get 800-900 a onth for rent.  I know that for a fact (I Have a few of them)

I show them just how much 3 miles means in these types of cities.  LOL the NYer's and Cali guys get a little skittish when I tell them its ok I have my guns with me.

How many people have been killed this last week.  I lost count after 10.  You can't even cut your grass or get gas in the city without getting shot.

I speak the truth.  This is the way it is.  Crime is out of control in the city.  The biggest problem with Detroit is the Detroiter's.

I am glad you picked up a good deal and its good for the neighborhood that you are living there and giving it a go but don't blow smoke up people's rears. 

I would buy all the vacant lots up behind the Motor City Casino as I think that's the next section that would be easiest to rebuild

That's why I try to help the people from NY and CA.  They come out here and I try to show them whats going on.  I need to start charging for this lol.

The Assie lady went to a seminar with her friend and before she knew it she was signing up. 

It does nothing to help the city of Detroit to get these people properties that will get ripped off and just dump these properties.  The houses turn to garbage and now the city has even more blighted properties.

You would Sue for  rescission   and if it was egregious enough Fraud.

What prompted me to write the E book for the AUssie folks was one Aussie contacted me about 6 properties he bought or six doors 4 plex in Youngstown and 2 SFR's in Detroit.

he paid 125k for the 4 plex was promised it was rehabbed and rented.. It was after sending my broker contact to do a drive by.. it was neither occupied or even rehabbed it was still sitting there  apiece of poo poo  never touched... easy examination of title docs revealed the TK marketer hammer in Aussie bought it for 15k and sold it for 125k and never touched it.. With Detroit houses they got rehabbed but were low end... tenants paid maybe 4 months then eviction by the time he got them back again the houses were trashed. he paid 60k each for those and they were probably 20k houses at best.  He lost it all his entire savings . So I for one try to champion for the out of area folks I hate to see this happen it gives all the good people a bad name and our country as a whole..

I think the industry has cleaned itself up a lot but there are STILL scammers out there and there are still people selling 10 to 25k cash flow homes and not fully explaining how very hard they are to own and manage if you do not live within and hour of the asset and can take care of it your self.

I am dealing with Aussies as well.  Not sure who over there is spewing this nonsense to these people over there but they are getting screwed and the PM's are all part of it.  Scumbags all of them.  The lady I have tried to help is in a bad spot.  3/4 houses are in the hood.  The other is in the inner ring suburb that will make some money but she over paid for all of them

South Warren is real cheap right now. Not sure why you would try to sell it and not use MLS.

hahahahaha this will be a complete fail.  THis is stupid.  Most of these loans in 5 years will be unpaid.  Didn't we learn anything about people not having any skin in the game.  Typical liberals and stupid plans to bury people in debt.
