@Jeff Langley I am a member of several masterminds/communities, including a few that are focused on STR. I don't really join for the knowledge anymore since most are repetitive (though I do find myself still learning all the time as strategies evolve), but I mainly join for the networking to surround myself with like minded people.

 I always go with the higher, so 1 gbps. Good WiFi is becoming a must with people being nomadic/working from home. It's not that much more and is a good selling point for your listing. But I am sure plenty of other people will disagree with me

Hey Marc! We also use the spectrum supplied modem, but we supplement it with the google nest mesh wifi system. We have it in several of our homes (including our primary) and absolutely love it. Some other use the Eero mesh wifi system too. Either mesh system will help with coverage because you can place each node throughout the house. It also gives you a ton of access to see if all nodes are up and running, reset the router etc. from afar.

So instead of saying 8-10 properties, change your thinking to a dollar figure that would enable you to leave your job which is your goal. The goal isn’t to stack a bunch of properties, it’s to generate your cash flow goals with the least number of properties possible! 🙂

@Doug Kirk congratulations on preparing yourself to take the first step! I think you need to start by figuring out what you're near term goals are - are you wanting to generate enough cash flow to offset W2 income, are you simply wanting to supplement your retirement, are you looking for significant tax advantages etc. Not to say you can't do multiple of those with one strategy, but answering that for yourself will help you land on LTR/MTR/STR etc.

Something that might not be obvious are things like crockpots. In cold markets, guests like to come home to a nice hot dinner (not to mention the good smells that fill the house as a result 😊)

Try to put yourself in a guest's shoes and ask yourself what you'd want to have accessible to you when traveling to a mountain market - the little things will be most appreciated by guests!

Hi All - I am looking for a real estate attorney that is well versed in creative finance, specifically subject to, in Pennsylvania. I've called several attorneys and they all say they understand subject to, but in reality they are talking about loan assumption. Hoping someone here has found an attorney that they like to work with on these kinds of deals.
