You will need to sign up for the 5 x $24 plan in order to get access to Globiflow.  It is not very clear on how it is displayed.  But, automation is worth $120.

Will you comment on which plan would allow me ideal flexibility? Can Zapier be utilized with any plan level?

For instance, I need to automate various parts of my workflow and be able to see where a client's return is in my project pipeline. I'd also like to integrate podio with gmail (I see I can do so via Zapier) and potentially Xero or Quickbooks. Thoughts?

1. Ideal Plan

2. Zapier & Podio Plan

3. Show Progress of Deals/Returns

I made a YouTube video to give you some feedback.

Quickbooks extension for Podio can be found at podio . com / extensions  and search Quickbooks, they give you good instructions on integrating.   Can you be specific on integration of Gmail/Podio?

@Karen Morgan

Create a screen cast video, upload video and then post it here so other people can see learn what I am about to show you.  You can download Jing, it is free, just as long as the video is under 5 minutes long.  I can then make a video to show you and everybody that reads the blog post on how to overcome this challenge.

This was a great article. Are you using one workspace for all of your sales people or multiple workspaces?    Also, when you are sending out the mass emails in your CC2, are the responses coming back into Podio?  IF yes, are you emailing them back within Podio or through your email provider?

Hey Alden,

I currently don't use Zapier but what you can do is set up another workspace and call it Incoming Calls and use the email to App Function to send all your calls into this workspace and then use Globiflow workflows to send the phone number, caller ID, & and the call recording link into your seller app, cash buyers app and so on.   By doing this way, you can completely control where the information goes and this helps with Duplicates, tracking Call history within the seller leads and automated text replies.   I have made a video showing you about the link.  https://youtu.be/bDDjJx22QIw

Here is the workflow also

If you need a complete system. you can go to appflowsoft.com

You will need only two systems to purchase that handle theirs jobs like champs.   Investor Carrot has a great lead capture product for investors and Podio is a system that you can use to turn your business into an online business and invest in your pajamas.  The best part about it, is investor totally integrates with Podio so you are operating from one platform.  You want all of your leads to come into Podio, because then you can setup automated tasks performed by powerful workflows that save you bone crushing man hours.  You know, real investing can take a lot of your time.  You can see this YouTube Video on how to integrate the two.

A lot of my marketing is through Facebook and you can really capture a lot of leads, so you want those leads to easily transition over to an automated follow-up system or you are throwing money away, especially if you are dealing in hundreds or thousands of leads.

Infusionsoft is a Ferrari, but Podio is a Bentley.  You can't go wrong with either, but you would be more in the right with Podio.  Good luck!

Marketing For Seller Leads in Podio

1. Follow-up Text Campaign Reminders

2. Automatic Text Replies when They Call

3. Email Auto Responders (Mail Chimp Integrates Really)

4. Task Loops For Virtual Assistant or Staff to call. (constant follow until they say take me off the list)

Marketing For Buyers in Podio

1. Follow-up Text Campaign Reminders on Property Inquired about

a.) Automatic Texting of Property Videos

b.) Property Updates on Visits

c.)Text Comps Link

d) Text Pictures Links

e) Follow Up Text To Talk about Hot Properties

You should have App For Different Aspects of Your Business.  Even though you have different Apps for each of the below individuals, usually they will come through 1 or 2 Apps in which you can create workflows that easily distribute the individual into the right app.  Example, I will talk to sellers that I can add to my cash buyers list.

1. Cash Buyers

2. Retail Buyers

3. Wholesalers

4. Sellers

5. Birddogs

6. Agents

7. Agents Involved in real estate cash transactions. I will have my VA pull their information from the MLS and I use Podio & Globiflow to send these agents Text Message & Email letting them know I have property that their client might be interested in. See Video here

8. Private Lenders

Podio does take some time to setup but once you set up it is AWESOME!!! It almost I run an online business.  I operate in two different markets and it would not be possible if I did not have Podio.

More Examples of Third Party Integration REI Automation.

A) Podio & Globiflow & Google Docs

I used Podio and Google Docs to create Flyers that my guys can easily create and print out through Google Docs for Meetup and Real Estate Groups to distribute to cash buyers.

B) Podio & Google Docs (USED FOR Training VA)

When you integrate into your App, you can give better instructions to your staff. You can see a video here.

B) Podio & Globiflow & Click2Mail.com

Each Seller we talk to is mailed a physical offer. Highly recommend that you are always mailing offers, they do comeback. See Video Here.

C) Podio & Globflow & RightSignature

This integration can be seen here. This integration allows for me to easily email a contract to seller and have them electronically sign the contract through Podio.

D) Podio & Globiflow. (SMS)

When we have a property that we put under contract we will contact all real estate agents within a 1 mile radius that represented property that sold or bought for all cash. We will use Globiflow to Text Messages and Emails to these agents with a click of a button. They might have a cash buyer who wants our property. This would take 4-5 hours before and now it takes 10 minutes. See Video Here.

E) Podio & Zapier & Globiflow & Google Drive

This is one of my most important integrations and it helps me keep all of my receipts categorized within Podio. The receipts are first saved in a folder in Google Drive and then Zapier will take those receipts and store them in Podio. Once in Podio I can easily assign to different campaigns and different businesses to track my ROI. Globiflow will then properly categorize them through total automation. I have never been so financially organized in my life.
