Thanks everyone for the kind words and advice.

We are also looking to invest in Toledo to start, as my partner grew up in the area and still has family who can help us, since we are both distant. Naturally expansion will come with time and the right opportunity, but since we are just getting started, we don't want to make any mistakes.

@Paul Timmins, I appreciate all your tips. I have read several of the blog posts you've mentioned, but of course can always learn a little more.

@Engelo Rumera, I would love to connect about the Toledo area, and hear any referrals you might have for contractors, property managers, etc.

I am just joining the biggerpockets forum. I live in CA, will begin investing in a rental property in OH with my partner in the next few weeks.

Plan now is to buy the first property outright, improve and rent it out, and use that property as collateral to buy the next property, while we learn as much as we can from this forum and those who have done it before.

Happy to make any connections and help anyone however I can. The information on this site has already helped me tremendously.
