@Peter Tverdov I like your point. I'm budgeting in higher for capex and repairs and it IS pricing me out of many deals. Maybe I can be a littler more lenient with it.

Good question to ask. I pondered that myself where I live outside NYC. My take was if I'm going to live somewhere I might as well pay a mortgage instead of rent especially if I want to hold the mortgage for awhile in an appreciating market. Lots of good posts here on people advocating for purchasing in appreciating markets. I don't know much about Miami but it seems pretty desirable and strong. Good luck in your decision!

Hey @Alicia N Ragonese welcome to the community! There are lots of very smart people in the NJ market that can help you out. I'm in Jersey City so I only know that market but getting access to cash with low interest rates with a line of credit certainly helps your cause. I would go that route to see if there are some good BRRR houses where you are at or getting into flipping.
