Thanks for being open and honest @Carrie Giordano. It's a great lesson for us all especially me who is starting out. Keep us posted when the dust settles and how your new rental turns out!

I like to use realtor.com to look at listings and Redfin to pull quick comps. If I want to verify the comps then I use my realtor to help with that. I think both are good tools to get you going while your realtor pulls the needed info for you. Auto email alerts are also great and doesn't take any effort from your realtor after they set it up. Just give them the exact criteria you want and BAM you've got exactly what you're looking for in your inbox every day!

Keep in mind though guys that if you are House Hacking in Jersey you save a ton of money not paying NYC taxes. I literally save $3,000 a year not paying those taxes compared to when I lived in Manhattan. I live in JSQ and yes my property taxes are a little high but about half of what the suburbs are like in Montclair etc.. But if you're not living in it then none of the tax savings matter i guess. Good luck.

@Andrew Kuiken these are all great suggestions here. I would also mention what they say on the BP Podcast a lot which is see what's working in your area. There are some deals that are working for cash flow but I see a lot more people making money wholesaling and flipping to owner occupants in NJ so that could be a direction you want to go in. Good luck!

Hey @Dallas Ouano I'm currently looking for deals and networks down in Philly as well. I'm in Jersey City not too far from you. I'm working with @Shawn Washington who is a great agent/investor in Philly who can definitely put you in the right direction!

@Darren Sager, @Russell Brazil@Nicholas Aiola thanks so much for sharing your wealth of knowledge last night. I had a great time hearing you all speak and meeting so many brilliant investors in our area. Looking forward to the next one!
