@Account Closed thanks for sharing your wisdom on this thread. I'm just getting started with MF investing and building out my credibility book as well as pro formas to give to investors. Should I be factoring in 8% interest rates say 5 years down the road in my projections for refinancing or selling? Also what numbers do you like to put for your stress testing pertaining to interest rates, vacancies, etc.?

I second the Wheelbarrow Profits Podcast and @Gino Barbaro has been a fantastic resource! I've been following him and Jake for a few months now and they are unbelievably generous with sharing their knowledge! Bootcamps are great as well too. I just went to @Ben Leybovich's this weekend in New Jersey and learned a tremendous amount!

Hey @Kelvin Vallesteros come join us in Journal Square! It's a very hot area right now. It all depends on what your budget is. If you have a higher end one I say house hack in Grove St area or in Journal Square. If your budget is low try Bayonne a little further south but still fairly easy to get to Manhattan. Good luck with the search!

Also I heard Bayonne might be approved for ferry access to Manhattan which would really help the commute so for the long term I think it would be a great purchase and househack if you're leaning towards that route! Good luck!

I agree with @Ryan Goldfarb 100%. Definitely difficult to do and I've heard from some Jersey City people that the zoning board doesn't do those anymore but it's worth a shot especially if it's an above ground basement. Getting a good attorney who has connections could be very helpful too. Good luck!

@Michael Noto do you usually keep wood paneling in your rentals and just paint it the same as the rest of the apartments? Do you ever get comments about it?
