@James Carlson I totally agree with that analysis!

I'm primarily looking at unincorporated Adams (Sherrelwood, twin lakes and north Regis) but still open to Arvada/wheat ridge/centennial. We have a STR in Sherrelwood that is performing well but it feels like that market is starting to saturate.

I’ve seen a few properties that make a lot of sense in Westminster but I don’t think I have the heart to invest the time and money only to be potentially regulated out of business.

I'm considering Westminster for my next STR but the uncertainty (especially around grandfathering) makes me nervous.

@Scott Dongjin Lee Thanks for your service! It's very easy to fall into the trap of paying off mortgages. Even though there are potential psychological benefits (i.e. peace of mind), IMO the financial benefits simply aren't there. I always ask people that are hell bent on paying off mortgages, what's your rate of return in that investment? And the answer is always 0%. Your house will appreciate (or do whatever it was going to do) whether you have 95%LTV or are paid off completely. Why not use the money to make money?
