Property Tax delinquent properties

I am located in Denver, Colorado and came across the strategy of buying off of the delinquent property list in the book titled “how to invest in real estate” by Joshua and Brandon. I loved the idea and I was thinking to filter vacant land properties and start a mail flyer campaign. I reached out to a bunch of county assessors and treasurers for the list but I kept getting the same response. Nobody is delinquent on taxes until June 15 and they don’t do the list until a few months after that and before the September/October tax lien auction. 

Does anybody have experience with buying delinquent properties before they hit auction? Is this a case where I have a one month/tight window to act on the list? Any advice would be greatly appreciated. Thanks in advance!
