 @Jeremy VanDelinderany idea when city of Austin opening up the permits? is there any time limit? quote system? wondering if, city is giving out permits for occupied-owner . 

I've two properties which i'd like to put on STR.

I am in process of preparing small lake cottage house for Airbnb/HomeAway in Austin land area. Wanted to know;
- When booking--- should I collect Occupancy Tax up-front, If yes, What is the %?

@Robert R. - where did you get the clobberizer. Chlorine dioxide from? I search online (amazon), but don't see to find this product. 
Having same problem, seems like old,misty (old house smell) comes out specially whenever I enter the house from outside after few hours no matter AC on or off. However, whenever I leave doors/windows open it's all gone. Seems like smell absorb into the walls.

Hi All - just wanted to share one more success story of mine. I just completed the rehab of the old Lake house from 1945 into 2017. It's a great example of value add. Increased ARV tremendously. Lots of hard work, sleepless nights, pain, tears went into this, but at the end it's all worth it :). Check it out, any feedback will be greatly appreciated.

Hi BP - wanted to understand A1 and B2 differences with city of Austin or any other city. 

So, I've noticed, investors recently built very nice duplexes and when I check the county CAD it shows A1 Fam Dwelling. This makes me confuse, and get me thinking-- either one can build duplexes under A1 Fam dwelling because how city pass ALL the inspections without noticing it during the construction (specially city of Austin where they are really strict on enforcing construction codes). 
Or, there must be a loophole which allow constructing duplexes in certain way under A1 Fam dwelling which I don't know about. 

any thoughts?

Thanks David - yeah, as I am gathering info on building up duplexes, it's coming out as very daunting task/project :). Construction is just a single element to it. :),  and selecting "right" builder put things in "make it or break it" situation.
