Hello everyone , I am using the Michael blank deal analyzer to evaluate multi family properties in NC,TX,GA,SC,UT,TN,AL. I use the LRO to get snapshots of each market and the snapshot gives me Occupancy %,Effective Rent ,Annual Rent Change, Concessions, Supply, Absorption,Existing Units + the Michael Blank Deal Analyzer + rentometer + Marcus and Millichap + Milken Institute( for more accurate market info ). I know some say LoopNet is where deals go to die but I use that to get the broker information in each market I'm looking in and also to evaluate and underwrite. My question is to anyone who uses rentometer from your experience how accurate is that information and any tips on using the analyzer from those who use the software or similar excel software any tips you can give me would be very appreciated. I focus primarily on investor returns cash on cash min 9% , IRR 12%-15% , AAR 10%-17% , 8% COC , are these numbers solid? Please any advice would help.

Hello everyone. I’ve been following Michael Blanks content heavily over the past 2 months and what really stood out to me is the cost segregation & bonus depreciation. If someone could please explain these terms and give me a scenario on how that is beneficial for investor. My understanding is that essentially investors can write passive income they receive from funds/syndications off as a loss so that they don’t have to pay any taxes on it. Please correct me if I’m wrong

@John Corey the criteria at the bottom is what I plan on asking brokers to be on the look out for , I am a licensed realtor in Houston so that shouldn't be too hard. When I find a deal then I would be trying to aim toward the goals listed above as far as returns for investors. To answer your question I have yet to factor that in , I have started talking to some sec attorneys via phone about the subject. Do you have any advice on how to properly set up?

@Charles Seaman Yes PRR is preferred rate of return. Thank you for the feedback , I will def reconsider offering PRR up front.

I would love some feedback from any of you regarding my set up for investor returns and should I add anything more , I was thinking of including a guaranteed equity multiple as well but just forgot to add will do if that metric is important to investors in todays market.

Hello BP Family ,

My name is Savion Miller and I am a fairly new agent ( 5 months ) I have not yet to sell a home ( listing or represent buyer ) so I have started taking this position as a realtor more seriously by purchasing Cole realty resource along with mojo dialer & slybroadcast for voicemail drops. I have yet to incorporate facebook ads. My concern is should I be more focused on contacting FSBO's & Expired/Cancelled or cold calling for possible listing. I understand that a pipeline in real estate sales is important but as far as right now money wouldn't the best option be to call warmer leads such as fsbos & expireds? I am using scripts from Bob Loeffler's fearless agent program. Please help any information or tips would be appreciated.

thank you for your response from what I've been told the trainings are online via video form and things like that through century 21. I would love to find out some other programs I can get involved in .
